LANDLORDS

We welcome landlords as part of Just Homes. You may be in any of the following situations.

  • Buying or owning property which you would be prepared to let to those in severe housing need
  • Letting a number of properties and prepared to see a proportion of them used for this purpose
  • Already letting property to those in need and wishing to work in partnership with Just Homes

PROCESS
After you have contacted us we would come to see the properties to

  • Discuss any issues such as consents where appropriate (housing in multiple occupation, planning etc.) certification for utilities etc
  • Discuss with you what you need as a rental payment for instance to cover mortgage and other outgoings or to provide a certain level of income
  • Discuss any preferences for type of tenant, single or family
  • Outline the way in which Just Homes would manage your property

CONTRACT

There would be two main options

  • Where you wished to continue to manage the properties Just Homes could act as a referral agency and provide some tenant support. We would need to discuss how this would work and the costs involved.
  • Where you wished Just Homes to manage the property, we would in general take a short lease. This would give you a guaranteed income. In certain circumstances it may be appropriate to enter into a management agreement where your income would depend on the tenant’s rent and period of occupation. Because Just Homes wants to be able to house people on ability to pay rather than rent per room and the landlord is letting their property at less than the market rate, we want to ensure a steady income to the landlord and not make any management charges. The landlord would, however, remain liable for any major repairs to the fabric or facilities such as boilers etc.

CONTACT
We would like to maintain a fairly high level of contact with you. We want to help to raise the standards of private letting in Newham as well as meeting severe housing need. Apart from the specific issues affecting your property, we would like to establish a landlord forum for those continuing to manage their own property to discuss and support landlords over issues such as planning, HMOs, housing legislation etc. We would also encourage landlords to become formally accredited and work to establish an improved charter of best practice.
